Governors Bay House — Modern Family Home in New Zealand
Making the most of a unique site means responding to its constraints and opportunities. Perched in the Port Hills above Governors Bay and enjoying sweeping views toward Lyttelton Harbour, the Governors Bay House by First Light Studio embraces vertical space and connection to the landscape to create a bright, relaxed family home. Designed for a family of three, the layout prioritizes an open-plan living zone where the kitchen, dining and lounge flow together beneath a tall gabled roof that enhances the interior volume and frames those long-range views.

The public areas are deliberately generous and social. Large sliding glass doors and expansive windows flood the interior with daylight, visually extend the living spaces onto a broad timber deck and let residents enjoy both the sights and the sounds of the harbor and surrounding hills. The deck becomes an outdoor room that amplifies the home’s usable space and offers uninterrupted views across the bay and distant landscape.

Materials and detailing are simple and tactile. Wood shapes much of the interior, bringing warmth and a subtle rustic character that complements the clean, modern lines of the kitchen and social areas. This blend of contemporary and rustic-barn influences creates a lived-in, welcoming feel while the high gabled ceiling gives the open plan a more expansive, airy aspect. Large sliding doors make the transition between inside and outside effortless, while careful placement of windows frames specific views across the harbor and surrounding terrain.

Private areas are arranged in a compact bedroom wing that prioritizes comfort and intimacy. The smaller scale of this wing contrasts with the volume of the main living space, delivering cozy sleeping quarters that feel sheltered while still being visually connected to the site through carefully positioned openings. An attic workspace takes advantage of leftover volume to create a quiet, light-filled corner for work or study, making efficient use of every part of the house.

The kitchen and dining area are designed for everyday life and entertaining. Positioned to take advantage of mountain and harbor views, this social heart of the home is both functional and inviting, with clear sightlines across the living area and out to the landscape. Built-in joinery and considered finishes enhance usability while supporting the overall aesthetic of contemporary simplicity.


Practical circulation and a sensible plan make daily routines easy: the entry and mudroom provide a transition from outside, while the positioning of service spaces supports the home’s social areas without interrupting the views. Where possible, openings frame sightlines and daylight rather than generate competing focal points, so the harbor and hills remain the visual anchors of the design.


The home collected an award at the 2019 NZIA Canterbury Architecture Awards. The jury cited that First Light has designed a charming family home that is harmonious and relaxed.
