Hereford Flats: A Compact Four-Unit Building in Christchurch

Space is one of the most pressing constraints in contemporary residential design. Hereford Flats, designed by Young Architects, responds to that challenge by fitting four efficient single‑bedroom apartments into a modest urban site while maintaining a neighborhood‑friendly exterior. The building borrows familiar gabled rooflines to sit comfortably within the street context, yet its contemporary materials and thoughtful layout make the most of every square metre.

The project was developed on a site with challenging ground conditions, so the design prioritised lightweight construction to reduce ground improvement requirements and keep costs manageable. A timber frame, combined with steel cladding and generous glazing, creates a lightweight but robust envelope. The steel and glass exterior gives the building a modern, crisp appearance, while the timber structure supports a simple, economical build that demands minimal long‑term maintenance.

The four one‑bedroom apartments are arranged over two levels. Two units occupy the ground floor, while two upper units benefit from what the architects describe as an “attic getaway” quality: sloped ceilings, cosy living spaces and elevated views across the neighbourhood. Large windows and glass walls ensure each apartment enjoys abundant natural light, while individual balconies and small outdoor areas provide private outdoor access for every residence.

Inside, the apartments favour a restrained, neutral palette where white surfaces and natural timber create warmth and clarity. The interiors are deliberately uncomplicated: open living spaces flow into compact kitchens and bedrooms without unnecessary partitions, maximising perceived space and functionality. Different textures and finishes—timber joinery, matte painted walls and subtle accents—introduce contrast and visual interest while keeping the overall aesthetic calm and cohesive.

A carport and parking area are carefully integrated between the lower units, keeping vehicles off the street and preserving a tidy, contemporary façade.
