Modern comfort and traditional charm coexist beautifully in the Terracotta House, a London residence by Annabelle Tugby Architects. Situated well back from the street, the house balances a classic, earthy exterior with a bright, contemporary interior. Its setting and a winding driveway create a sense of privacy and seclusion while the custom terracotta façade gives the property a distinct, handcrafted character.

The exterior begins with a timber gate and sandstone walls that lead to a façade covered in handmade terracotta tiles. These tiles are crafted to resemble leaves, forming a subtle dialogue with the surrounding greenery and reinforcing the home’s connection to nature. From the street the house reads as composed and timeless; up close the tactile surface of the tiles brings warmth and artisanal detail.

Inside, a restrained palette of white and natural wood defines the living spaces. The designers relied on simple materials and measured detailing to deliver a refined, calm interior that lets light and texture do the work. The kitchen sits at the heart of the new living area, deliberately designed as the central social hub. Clean-lined cabinetry, carefully chosen finishes and a focus on practical flow make it a fitting focal point for everyday life and entertaining.
Private spaces are located on the upper level, where bedrooms and quieter rooms benefit from separation from the main living zone. This vertical arrangement preserves the ground floor for communal activity while ensuring restful retreats above.

On one side of the kitchen an open courtyard provides a sheltered outdoor room, while on the other side a deck with dining space extends the interior outward. These deliberate connections blur the line between inside and out, making the ground floor feel more expansive and promoting an easy, indoor-outdoor lifestyle. The courtyard and deck also serve to frame views and create private pockets of green within the plan.

Material contrasts enrich the visual language of the house. Brick and terracotta on the exterior read as warm and grounded, while timber slats and crisp white walls inside add texture and clarity. Thoughtful accents — a band of black shelving or appliances in the neutral kitchen, for example — punctuate the otherwise soft palette and create focal points without overpowering the overall calm.

The result is a home that feels both contemporary and timeless: a modestly scaled London residence that pairs handcrafted, natural materials with a light, restrained interior. Its layout, materials and detailing emphasize privacy, comfort and a strong connection to the outdoors, offering a welcoming retreat that celebrates tactility and calm.
